How to Stop Condensation in a Metal Building

You walk into your new metal garage on a cool morning and see water beading on the ceiling, or dripping onto your tools. It looks like a roof leak, but it usually is not. It is condensation, and it is one of the most common issues in metal buildings. The good news: it is predictable and preventable.

Why metal buildings sweat

Air carries moisture. Warm air holds more of it than cold air. When warm, humid air touches a surface that is colder than its dew point, the moisture turns to liquid. A steel roof cools quickly at night, so it is a perfect surface for that to happen.

Common triggers:

  • Large temperature swings between day and night
  • Humid climates, or wet ground under the building
  • Parking a wet vehicle inside
  • Unvented fuel heaters, which release moisture as they burn
  • No insulation between the metal and the warm air inside

Fix 1: Insulate the roof and walls

Insulation keeps the interior air away from the cold metal surface, so it never reaches the dew point against the steel. Options include:

  • Fiberglass with a vapor-barrier facing, a common choice for garages and workshops
  • Rigid foam or reflective insulation, simple and often used in kits
  • Spray foam, which sticks directly to the metal and seals gaps, usually at a higher cost

Whichever you choose, the vapor barrier must be continuous and sealed at the seams. Gaps let moist air reach the cold metal anyway. Plan insulation early, since it affects the budget (see what drives metal building cost).

Fix 2: Ventilate

Moisture needs somewhere to go. Good ventilation lets humid air escape before it condenses.

  • Ridge vents and gable vents let air move out through the high point of the roof
  • Soffit or eave openings let drier air in
  • Louvers or fans help in larger buildings and workshops

Ventilation and insulation work best together.

Fix 3: Control moisture at the floor

Soil releases moisture constantly. A concrete slab with a vapor barrier underneath blocks much of it. If your building sits on gravel or dirt, expect more humidity inside. See our guides to concrete slabs for metal buildings and slab requirements.

Fix 4: Use an anti-condensation coating

Some panels and coatings are made to absorb a small amount of moisture and release it later. They can reduce light dripping, but they do not replace insulation in a heavy-use or climate-controlled building.

Fix 5: Manage humidity inside

  • Run a dehumidifier in a closed workshop
  • Use vented heaters instead of unvented ones
  • Let wet equipment dry outside first
  • Keep doors sealed when the air is damp, and open them when it is dry

Plan before you order

Insulation and vents are far easier to add when the building is designed than after it is installed. If you will use the building for a shop, gym, hobby space or office, tell your specialist when you request a quote, so the right openings and framing are planned.

FAQ

Is condensation covered by the warranty?

Condensation is a moisture issue, not a defect, so it is generally not a warranty matter. Review our warranty page for what is covered.

Will a metal roof leak if it is sweating?

Dripping can look like a leak, but condensation usually happens across the whole underside of the roof, on cool mornings, not only in one spot after rain.

Do open carports get condensation?

Rarely. Air flows through them, so moisture does not build up the same way.

Can I add insulation after installation?

Yes, but it is usually easier and neater if planned during the order.
